Mumbai: Indian real estate sector में Institutional investment 2025 में एक नया record बनाने जा रहा है। Report के अनुसार, 2025 में करीब $10.4 billion का investment 77 transactions के जरिए होने का अनुमान है। यह लगातार दूसरा साल होगा जब sector ने record-breaking performance दिखाई है। यह आंकड़ा पिछले साल के $8.9 billion investment से लगभग 17 percent ज्यादा है, जो JLL report में सामने आया है। Immediate transactions के अलावा, 2025 में करीब $11.43 billion के platform commitments भी देखे गए हैं। इन investments को अगले 3 से 7 years में धीरे-धीरे deploy किया जाएगा, जिससे long-term growth को support मिलेगा।
Domestic Investors की Strong Position
2014 के बाद पहली बार, domestic institutional investors ने market में 52 percent share हासिल किया है। Core asset acquisitions में दो गुना बढ़ोतरी यह दिखाती है कि investors केवल India growth story पर भरोसा नहीं कर रहे, बल्कि stabilised और income-generating properties के जरिए long-term wealth create कर रहे हैं। Indian REITs और Infrastructure Investment Trusts (InvITs) इस बदलाव के सबसे बड़े catalysts बनकर उभरे हैं। इन्होंने करीब $2.5 billion deploy किया, जो कुल core asset acquisitions का 56 percent है। वहीं, private equity players ने भी मजबूत योगदान दिया और total domestic capital deployment का 30 percent हिस्सा रहे।
Foreign Capital में Confidence बरकरार
हालांकि percentage terms में foreign institutional investment में गिरावट आई, लेकिन absolute foreign capital deployment में 18 percent year-on-year growth दर्ज की गई। खास तौर पर Americas-based investors ने 2024 के $1.6 billion से बढ़ाकर 2025 में $2.6 billion investment किया, जो 63 percent growth को दर्शाता है। 2025 में office sector ने फिर से dominance हासिल की और institutional investments में 58 percent market share पर कब्जा किया।
2024 में जहां residential sector 45 percent share के साथ आगे था और office sector 28 percent पर था, वहीं 2025 में स्थिति पूरी तरह बदल गई।
Bengaluru बना Top Investment Destination
Geographic preference की बात करें तो Bengaluru सबसे बड़ा investment hub बनकर उभरा है। 2025 में total institutional deployment का 29 percent हिस्सा इसी city में गया। इसके अलावा, Tier 2 cities को भी $175 million का investment मिला, जो कुल investments का 2 percent है। Experts के मुताबिक, 2025 Indian real estate investment landscape के लिए एक pivotal year साबित हुआ है। Office properties ने एक बार फिर institutional capital magnet की भूमिका निभाई और करीब $6 billion का strategic investment attract किया, जो पिछले साल के मुकाबले दोगुना से भी ज्यादा है।
