India ने 2026 में प्रवेश करते हुए real estate sector को measured लेकिन sustainable growth की स्थिति में पाया है। industry experts ने कहा है कि strong fundamentals, expanding premium housing और adaptive retail तथा logistics ecosystems के कारण domestic और international capital आकर्षित होता रहेगा।
2025 में macroeconomic और geopolitical challenges मौजूद रहे, लेकिन 2026 को recalibration और renewed economic momentum का वर्ष माना जा रहा है। experts के अनुसार economic environment अब अधिक balanced दिशा में बढ़ रहा है। Shrinivas Rao, FRICS, CEO, Vestian ने कहा कि यह outlook India की strong GDP growth से समर्थित है। FY26 की Q2 में GDP growth 8.2 प्रतिशत दर्ज की गई, जो global uncertainties और shifting trade dynamics के बावजूद हासिल हुई। इस growth rate के साथ nation 2030 तक world की third-largest economy बनने की राह पर बना हुआ है, जहां estimated GDP $7.3 trillion रहने की संभावना है।

economic development को reinforce करने के लिए government ने fiscal और monetary measures का मजबूत mix लागू किया। fiscal steps में GST rates का rationalisation और income tax slabs में revisions शामिल रहे। monetary front पर RBI ने repo rate को घटाकर 5.25 प्रतिशत किया और neutral stance बनाए रखा। experts का मानना है कि यह कदम 2026 में economic activity को bolster करेगा। Rao ने कहा कि overall year में holistic sectoral growth, strengthened real estate activity और improved investor sentiment देखने को मिलेगा।

office market के 2026 में upward trajectory बनाए रखने की संभावना है। Vestian Research के अनुसार gross absorption 75–80 million square feet तक पहुंच सकता है, जिसमें Global Capability Centres (GCCs) का योगदान प्रमुख रहेगा। IT-ITeS और BFSI sectors भी key contributors बने रहेंगे। flex space operators अपनी presence को consolidate करेंगे क्योंकि occupiers agility और hybrid workplace models को प्राथमिकता दे रहे हैं। leasing activity में Bengaluru, Chennai और Hyderabad आगे रहेंगे, जबकि Mumbai और Pune की share बढ़ने की उम्मीद है। Prashant Sharma, President, NAREDCO Maharashtra ने कहा कि 2025 India के real estate sector के लिए landmark year रहा। इस अवधि में significant policy reforms, asset classes में robust demand और sustainable urbanisation पर renewed focus देखने को मिला।
उन्होंने बताया कि 2026 में Tier-II और Tier-III cities, India की real estate growth story में बड़ी भूमिका निभाएंगे। improved connectivity, rising employment opportunities और emerging industrial corridors demand को metros से बाहर shift करेंगे। Aniket Dani, Director, Crisil Intelligence के अनुसार fiscal 2027 का outlook और अधिक optimistic है। demand recovery rising incomes, lower interest rates और continued infrastructure improvements से driven रहेगी। उन्होंने जोड़ा कि commercial real estate इस fiscal में भी growth trajectory पर बना रहेगा। demand में 5–7 प्रतिशत और supply में 9–11 प्रतिशत की बढ़ोतरी का अनुमान है, जिसे GCCs, flexible workspace operators और IT/ITeS तथा BFSI sectors से strong leasing support मिलेगा।
