India में office leasing activity ने 2025 में record level achieve किया और total 82.6 million square feet space lease हुआ। Report के अनुसार, यह figure year-on-year लगभग 1 प्रतिशत increase दिखाता है, जो commercial real estate market की strong position को दर्शाता है। CBRE South Asia Pvt. Ltd. की report में कहा गया कि technology sector, flexible workspace operators और BFSI firms ने मिलकर total leasing activity का करीब 60 प्रतिशत drive किया। इन sectors की consistent demand ने market momentum को stable बनाए रखा। Bengaluru, Mumbai और Delhi-NCR ने combined रूप से overall absorption का लगभग 61 प्रतिशत account किया। वहीं Global Capability Centres (GCCs) growth का key engine बने रहे और Q4 2025 में करीब 39 प्रतिशत leasing share contribute किया।
GCC expansion से future growth की उम्मीद
CBRE के Chairman & CEO Anshuman Magazine के अनुसार, global firms India में अपने Global Capability Centres के through footprint expand करना जारी रखेंगे। Projections के मुताबिक, 2026 में GCCs total space absorption का 35–40 प्रतिशत drive करेंगे, जिसमें mid-market entities, global unicorns और emerging sectors से new growth देखने को मिलेगा। Firm ने forecast किया कि tech sector India में office space absorption को आगे भी lead करेगा। Companies advanced domains जैसे artificial intelligence, machine learning, data analytics और cloud computing में specialised talent hire करने पर focus कर रही हैं।
Investment और digitisation से demand मजबूत
Report में बताया गया कि office demand steady investment और global व domestic companies की portfolio expansion strategies से driven रहा, जिसे ongoing digitisation efforts ने support किया। October-December quarter में leasing sequential basis पर 15 प्रतिशत बढ़कर 22.2 million square feet reach हुई। इसमें Bengaluru का 24 प्रतिशत, Mumbai का 22 प्रतिशत और Delhi-NCR का 18 प्रतिशत contribution रहा। Q4 में Global Capability Centres ने करीब 8.5 million square feet space lease किया। Bengaluru ने 44 प्रतिशत share के साथ top position हासिल की, जबकि Hyderabad और Delhi-NCR भी major GCC destinations के रूप में उभरे। US companies अभी भी GCC demand की primary drivers बनी हुई हैं, लेकिन EMEA और APAC regions के occupiers भी तेजी से India में operations establish कर रहे हैं। Existing centres की proven success और digitally skilled talent pool की rapid growth इस trend को strong support दे रही है।
